— Came highly prepared for our first meeting, having researched the property, prepared initial comp listings, and had a timeframe and price-point in mind from the get-go.

— Advised us on, arranged contractors for, and managed said contractors for repairs and upgrades prior to listing (bathroom cabinet upgrades, lighting changes, repainting of property). Sunny paid special attention to how much time and money we wanted to put into the changes, never pressuring us to go above what we were comfortable with.

— Arranged and met all inspectors at our property without us having to do a thing.

— Sourced, managed, and paid for full staging.

— Managed closing relationships with existing tenants in the property for sale.

— Counseled us on market listing timing – which was challenging as they advised us to delay listing for a month (which we weren’t thrilled with!), but they were completely correct in that the market hit a month-long lull then came back to market peaks right when they said it would.

— Put our wellbeing ahead of all else. There were several moments where Sunny and David wanted to better understand exactly what we were looking for, and actually flagged that were we to want a different investment strategy they’d actually advise not listing at a given time.

— Landed us with 8+ competing offers after a single weekend of open houses, all solid and above our asking price, and acted as both a mentor and fierce negotiator for us in countering offers.

— Flawlessly managed closing escrow procedures.
